Equity Retention Program (Pre-Foreclosure)
We all know that owning a home is the American Dream and losing that home
to foreclosure is the American Nightmare. ESA specialize in principles and
techniques that lenders prefer instead of foreclosure.
This program was designed to offer three distinct solutions because each
homeowner has different circumstances. ESA will counsel and educate each homeowner
in their unique situation to make sure they can find the right solution to
their personal need.
Solution #1 Refinance. ESA will counsel homeowners who get
behind on their payments due to loss of job, divorce or medical problems but
has recovered from their financial set back and now demonstrates the ability
to make future payments. We work with the homeowner to acquire new financing
in the marketplace.
Solution # 2 Catch Up: ESA will counsel homeowner on how
to find lenders who can help rescue the qualified homeowner and their home
by bringing all arrearages current and paying off the existing mortgage(s)
within 60 days. A new mortgage will be created which will allow the homeowner
to save their home. The major benefits of this program is saving the homeowners
home with no disruption in their life and forgoing the cost of them to have
to move. This program is for the type of homeowner who can demonstrate financial
recovery within 18 months.
Solution # 3: A New Beginning: ESA will counsel homeowners
who see no financial recovery in the near future and can not qualify for any
other program because of their current credit situation. The key benefits
of this program is to stop foreclosure, protect the homeowners credit from
further deterioration and allow the homeowner to recapture some of their equity
for a new beginning.
